located in the heart of THE BEACHES this house is walking distance to Queen St. East and all the cool shops and cozy restaurants, Kew gardens, the boardwalk and the lake. it is also close to public transportation, Queen streetcar about 30 minutes to downtown at Yonge and Queen

the accommodation:
2 levels, 1 bedroom plus office/bedroom, 1 bathroom, fully furnished home, suitable for a maximum of 3 persons. ground floor has living room, dining room, fully equipped kitchen and charming sunroom with walkout to large back yard, second floor has 1 master bedroom with queen size bed, one office/bedroom with single bed and bathroom. Internet, local phone line, washer dryer, cable tv are included. Parking on the street by city permit.

the rates:

weekly rental
low season : (oct.-may) $650/week + $100 cleaning fee
high season:(may-oct.) $750/week + $100 cleaning fee

monthly short term rental (2 months to 6 months)
low season : (oct.-may) $2,500 + $100 every 2 weeks cleaning
high season:(may-oct.) $3,000 + $100 every 2 weeks cleaning

security deposit
of $500 is refundable fourteen days after check-out if property is left without any damage, excessive dirt or excessive garbage

what is included:
- heat, electricity, water (utilities)
- basic Cable TV and high-speed wireless Internet
- fully equipped kitchen: 3 appliances, microwave, coffee maker, toaster, cooking utensils, dishes, pots and pans
- linens and towels
- laundry room in the basement
rates are subject to change without notice and may be increased during high season

how to book
a deposit is required to guarantee your reservation and in case of cancellation
the amount of the deposit varies according to the length of your stay; it is usually between 30% and 50% of the total amount due
balance of payment plus security depositis due upon arrival in cash or travelers cheques

cancellation policy
please allow 1 to 2 months for cancellations
in case of a cancellation, the deposit will be refunded only if we can re-book your dates
no refunds will be issued for cancellations made after arrival for any reason
